A Melbourne builder and developer engaged Lucretia to supply the lighting package for five new townhouses in Doncaster East. The objective was clear: create homes that would feel more premium than competing stock in Melbourne's eastern suburbs while working within a strict construction budget.

Lucretia worked closely with the builder to develop a lighting package that balanced cost, presentation, and consistency across all five residences.

Open-Plan Living Areas

A brass linear pendant was centred above each kitchen island to provide direct task lighting and create a visual focal point within the open-plan layout. The finish was selected to match the brass tapware and hardware used throughout the homes.

Recessed downlights were positioned to provide even ambient lighting without harsh contrast. In the living areas, decorative lamps introduced a softer secondary light source that made the spaces feel more comfortable after dark.

Under-cabinet strip lighting was installed along the kitchen work surfaces to improve visibility and remove shadowing beneath the overhead joinery. The mirrored splashback helped reflect light deeper into the kitchen and increased the sense of space.

Rather than relying on a single light source, the scheme combined ambient, task, and decorative lighting to make the open-plan areas feel functional, warm, and visually balanced.

Bedrooms

The secondary bedrooms used recessed downlights to provide clean, even illumination while keeping the ceilings visually uncluttered.

In the master bedroom, recessed wall lights were installed beside the bed to provide dedicated reading light without relying on bedside lamps, giving the room a more detailed, hotel-style finish. A compact brass ceiling fitting above the bed tied back to the brass finishes used throughout the home.

Bathrooms

Warm colour temperature downlights were selected to provide comfortable, even illumination across the vanity and shower areas without making the spaces feel overly bright or clinical.

The Outcome

Across all five townhouses, Lucretia delivered a lighting package that helped position the development above standard new townhouse stock while remaining within the builder's budget parameters.

The lighting strategy focused on using the budget where buyers notice it most: kitchen pendants, warm ambient lighting, functional task lighting, and consistent finishes across each residence. The result was a development that felt higher quality during inspections, photography, and open homes.

Using a single supplier also simplified procurement, reduced coordination issues during construction, and ensured consistency in finish, colour temperature, and specification between all five residences.

Doncaster East established the working relationship. Vermont South, a seven-unit development completed in 2025, confirmed it.
